Will Bringing the Mainstream to the Downtown Eastside Work?

Looks like there are plans in the works to bring mainstream condos to the Downtown East Side. Concord Pacific, the renowned developer of much of Yaletown has plans for a 160 unit market housing complex at 58 West Hastings.
As I am sure nobody will be surprised about, this is causing some controversy. First it was the Woodward’s project, Seems to have worked if you look at how the sales worked, but will it really work. Do people really want to move to these areas?
On the other side of the coin, will this type of project really improve the areas? On the surface the answer is probably yes and most people are probably all for that even if they do not say so. But will the areas be improved by simply moving out the lower income and pushing that problem to another area? This is really something to think about.
I will be honest though, for my part I am for this type of thing, but I do think we have to find a way to improve the quality for the lower income in these areas rather than just push them out.
How can we do this? Not a simple question and I do not have the answer. This is a debate that will go one for some time. Any ideas?
