Selling Condos, the New Reality
September 30th, 2008There is a new reality when it comes to selling condos in the Lower Mainland, and the rest of Canada in today’s market.
Make me an offer! it used to be that the buyer was the one to make an offer to get the ball rolling and then it would go back and forth between the buyer and seller until one side finally made an offer that was acceptable to both parties. A funny thing has happened, sellers are starting to make the offers first in hopes of getting a buyer engaged in the process.
This a a new reality of a changing market, with it being much more difficult to sell a property right now, sellers are having to take the extra initiative.
It in interesting that if you think about it, sellers have always been the ones to make the initial offer by placing their property on the market for a particular price. The difference now is they are starting to make offers to buyer, through their agents of course that are different from the asking price. The agent will simply talk to the buyer or buyer’s agent and put something out there to see if the buyer would be interested at a different price.
At first I thought this seems a bit desperate on the sellers or sellers agents part, bit then I thought why not, this is just another tool to try and sell your place and actually is quite smart in a market like this.
So my advice is if you are trying to sell your place right now, find an agent that is willing to use techniques like this to get your place sold, you have to take extra measures when the market shifts.
