Sellers offering Incentives to Buyers, Does it Really Work?

November 25th, 2008

In short, Yes it does work. As with anything people always like to feel like they have gotten something for nothing, so the same applies here.

If you are selling your condo and you offer a decorating allowance of $5000, or a flooring allowance of $5000, etc. Buyers will feel like they have gotten new flooring or decorating for free, when really you as the seller have just factored this into the bottom line.

You may ask, don’t the buyers know this, well yes they probably do but if they want to buy this will give them a reason to convince themselves that it is OK to buy. Really it is just a product of how the mind works.

True that pricing well is still the best way to sell, and buyers ultimately will look at the bottom line, but you would be surprised how many people may overlook the absolute bottom line in light of incentives.

In a market like this you need all the tools you can get when trying to sell!
