Sellers Beware, Buyers Remorse is Going Strong
March 3rd, 2009OK, I know I have talked about this more than once, but it continues to amaze me how Sellers in this market seem unwilling to recognize the state of the market. It is what it is, a Buyers market and if you want to sell your condo you need to do all you can to attract and KEEP a Buyer. Of course you want to get the most you can for your place, but remember in declining market what you get today may very well be more than you can get next month so be careful when letting buyers go.
The other thing to keep in mind is if you push a Buyer to a high price in negotiations, there is a good chance they will simply re-think it after and realize that they do not want to over pay in this market. It is happening often right now. Basically you have to think like the Buyer and try and make them happy. I know this may not seem to make sense as a Seller, but in this market if you have a happy Buyer you will be a happy Seller, and that is really the only way.

Good sound practical advice!
We are seeing some of the same here in Toronto but oddly our listing to sold ratios shifted back to a one in four selling.
Buyers can still negotiate but the listings just are not there yet, Sellers seem to be holding off.
