In this age of leaky condos, and just in general with all the different issues you may encounter with a condo building (just as you would with a house) it is important to get as much information as possible before buying. We all rely on our Realtors and building inspectors to tell us all they know about a building, or all they can asses, but what if there is more information out there that we are not seeing? This may make the difference between making the right decision and making a decision you regret.

In many cases there are engineer’s reports available on buildings, a large number have had them done in light of the leaky condo problems, in fact many newer buildings have also had them done just to make sure any warranty and maintenance issues are taken care in a timely manner to avoid larger problems later. Imagine if you could have an engineer asses your building or home before purchasing it, and at no cost. ALWAYS ask your realtor to make sure they have provided you with all documents including engineers reports, as they are not always provided to them and they may not be aware that they exist. The problem is that unless they are specifically asked for, some management companies may not provide them, or possibly listing Realtors may not provide them. The onus is on you to ask!
