Condo Sellers Need To Think More Like Buyers
February 10th, 2009OK, I know I have been harping on Sellers needing to be more realistic in this market, but it is true.
I have a simple tip this week to help all those out there that are trying to sell their condos. Go out and look at places as if you were a buyer!
This will help you understand what you are competing against and should help you Set a realistic price for your place. It is hard to take prices dropping and unless you have seen first hand what the market is like, it is natural to be resistant and to want more money for your place.
Realtors, I think this is a great way to help you to reduce the resistance you get form sellers and will give you a better chance of having listings that will sell.
This is my take for what it is worth.

I agree with sellers needing to be more realistic. When I see a property that’s been listed for months, overpriced compared to what else is out there, yet there’s been no change in the listing price — I just take it off my list of potential buys. I realize some sellers are stuck with a minimum due to having little equity, but the fact is the place won’t sell for that much, you may as well either take a loss or take it off the market.
