Condo Sellers Need to be Creative, But Condos are Selling!
January 20th, 2009Well yes it is still true that the real estate market is in a turbulent time, but 2009 is underway there does seem to be an increase in the activity as far as Buyers go, condos are selling and buyers are buying.
True prices are still declining, although seems as though the pace has slowed and in some cases seems to be more stable. The good news if you are selling is you can sell if you are reasonable.
If you want to give yourself a better chance though, I would suggest being creative:
1. Offer bonus commission to Realtors.
2. Offer decorating allowances, flooring allowances etc. to buyers
3. Offer to buy down the mortgage rate for a year (for example). This is possible with some banks. The other way to do this is just offer a cash incentive to go towards maintenance, etc.
4. As in 3. you could offer to pay the maintenance fees for a year.
5. be creative.
These are just other ways to differentiate your property, which is what you need to sell in this market.
