With so many condos out there in need of repair or remediation, or maybe just maintenance, it is important for stratas to make sure they are getting the best opinions, advice, and quality construction work, there is a lot of money on the line for all involved and it is important to make sure it is put to good use and issues are taken care of in the best way so the same situations won’t occur again. This is of course a question that has been asked many times over and I am not sure there will ever be a straight answer. I came across an interesting article from a few years back that may shed some light on this question. read it here in the Richmond Review.

There has been an interesting change to the Strata Property Act in British Columbia. For any new condo development that filed its Rental Disclosure Statement after December 31st, 2009, and in which the disclosure statement reserves the right to rent units for a period of time (which most do), the strata will not be able to enforce a rental restriction. So now the only way a rental restriction will be possible is if the developer files a Rental Disclosure Statement which prohibits rentals. I don’t think this is likely as most developers want to have the option to be able to rent units if they cannot sell them, but time will tell. This will certainly give investors more certainty when purchasing condos for rental purposes.
